A Nightmare From The Very Beginning

I rented this place on 10/24/24. Coldwell Banker Premier Property Management made all sorts of promises to get me to sign the lease.

If you decide to rent or buy don’t believe any promises. Everything I was told was a lie. Before I moved in I was told by Matthew, the showing agent, that the shed in the back yard would be cleared out before move in.

On move in day I was told by Tyler that the shed would be cleared out before the end of the move in day. Nothing happened.

Then I was told it would be cleared out 2 more times by the property manager Cecilia.

I had to pay to have it cleared out a month after the 4th promise because I was paying storage somewhere else. I had to deduct the expense from my rent and there was no apology for not clearing it out like they said 4 times.

They actually called this clean. I notified the management company within one week of move in and heard nothing back in 5 months. I cleaned it many times with vinegar, peroxide, and bleach. It kept coming back.

Water Leaks

One of the causes of the water leak notices from the water department is here. It took me a little while to find this one because this bathroom was rarely used. Turns out that whenever the toilet was flushed, water would start leaking from behind the toilet.

I would receive notices just like this once or twice a month. I can’t tell you how much time I spent going around the entire property trying to find the source of the leaks. Sometimes there would be wet circles in the backyard so I unplugged the sprinklers hoping this would solve the problem. Although only about 20% of the sprinkler system actually worked, there would be wet patches of dirt where there were no sprinkler heads.

No such thing as peace and quiet in the back yard

Turn your volume up halfway and enjoy. This is what you hear on every slightly windy day in winter. Notice that the backyard is mostly dirt. I couldn’t leave the windows open long because the house would get very, very dusty. The level of dust that made you need to clean everyday. And, yes, you could hear this noise in the master bedroom which opens to the backyard – even with the doors closed!

This is what was heard everytime the closet was opened in the 3rd bedroom. Almost as bad as fingernails on a chalkboard.

Dangerous Kitchen Island

This island was never bolted down. As you will see in the video, an adults trying sit on a bar stool easily tips the island toward them. I have 8 grandchildren. I could never have them over and trust that this island wouldn’t fall on them as they’re trying to see what grandma is cooking.  This is just one of the problems reported to Coldwell Premier Management within 5 days of moving in. Nothing was ever done to fix it.

Broken Overhead Lighting Bar Area

This is something that would’ve probably been fixed by replacing the light fixture. Tyler from the management company was the one to find this problem. The activator for the lights no longer worked or clicked. He asked me to try new bulbs which I did and that did nothing but waste my money on bulbs for a fixture that clearly wouldn’t work. This is the most that the management company ever did to fix anything.

Broken Overhead Light Master Bedroom

I’m sure there’s some sort of electrical problem with this house. This overhead light always flickered when turned on, burned out new bulbs quickly, then eventually new bulbs wouldn’t work at all in certain sockets.

Electrical Problems at Entry

Another electrical problem. Couldn’t use the outlets at the entry of the home. I first discovered this problem while trying to listen to music while unpacking. My stereo played for a minute then started going off and on. I took a lamp that had been working at another outlet and found the problem as shown in the video below.

Showerhead in Guest Bathroom

This is the showerhead in the guest bathroom. Not too inviting – even a little ghetto. What’s worst than that is that the temperature control knob was broken and set to hot. So as the water ran the temperature got too hot to take a shower and was therefore useless. I have 8 grandchildren that were never able to stay overnight because this is the bathroom they would have had to use.

Broken RV Gate

This home appears to have a convenient RV Gate until you try to open it. The bolts have separated from the concrete which makes it almost impossible to open and close the gate. You can use it if you have two people available. Someone has to hold the bolts in while opening and closing the gate. Not convenient at all.

Not A Big Deal To Some

This wouldn’t be a problem if the management company/owner wouldn’t have lied about what was going to be fixed. In five months they didn’t fix one problem. Had they told the truth and stated that they weren’t going to fix anything then I would have negotiated a lower rent or found a better place to live. When I notified the management company that the rent was too high for all these ongoing problems, they literally stopped communicating with me.

I’ve contacted the Coldwell Banker Premier Realty Management Company in writing multiple times, the management company CEO Robert Hamrick, the Coldwell Banker CEO Kamini Lane, and the property owners Gordon Family Trust independently. We’ll see if anyone is going to take responsibility.
